Experience on your side.
From the first visit to closing.

I’m Khalil El-Ghoul, founder of Glass House and author of The Builder Is Not Your Friend. Our team has sold more than 300 new homes since 2010.

I help buyers look at the complete deal: the lot, the base price, the upgrades and the incentives. We explain the tradeoffs, negotiate the terms, and help you navigate the process through settlement.

Glass House is an independent brokerage built to offer experienced, full service representation with lower overhead. That allows us to return eligible commission above our 1.5% fee to you.

Before you register

Start the conversation before the sales office visit.

Some builders require your agent to register you or attend the first visit for the brokerage to qualify for compensation. Tell us about any prior visits, registrations or signed agreements so we can check the requirements.

We will explain the proposed service, who will work with you, the fee and potential rebate together.

Common questions

Before you buy new.

Does the builder always pay my agent?

No assumption should replace checking the terms. Builder compensation and registration requirements vary. We will review what is offered and address any difference from the agreed fee before you commit.

Can you help if I already visited a community?

Probably. Tell us when you visited, how you registered and what you signed. We will check the builder’s rules and discuss the representation and rebate options available.

Can the rebate be used for upgrades or closing costs?

The permitted use depends on the transaction, lender and settlement requirements. An approved closing-cost credit is one possible form. Do not assume a rebate can fund upgrades, the down payment or cash after closing without approval.

Should I arrange independent inspections?

We recommend independent pre-drywall and final inspections. Confirm notice requirements, access and how findings will be handled in writing.

Can you guarantee a builder incentive or delivery date?

No. Prices, incentives and delivery estimates can change. We help compare the terms and coordinate the process. Contractual deadlines, extensions and remedies should be reviewed carefully, with independent legal advice where needed.

Do I have to choose a builder before contacting you?

No. We can start with your budget, location and timeline and discuss the next steps for a local home search.

Real estate compensation is negotiable. Representation, fees and any rebate are governed by your written agreement and the compensation received. Rebates are subject to applicable requirements and lender or settlement approval when applicable. Brokerage services do not replace independent legal, tax, mortgage or inspection advice. Builder names identify communities buyers may consider and do not imply affiliation or endorsement. Illustrative amounts are not guaranteed savings.
