silhouette-114436_960_720.jpgSelling your home? Be aware that the modern home buyer is more savvy than you may assume! With the abundunce of information on what to look for during an open house and inspection, you can expect buyers to identify any concern that may lead to costly repairs down the road. Before listing your home, be sure each of these potential home issues are not a problem!

6 Issues That Will Scare Off Home Buyers

1. Roof

Is the roof of your home approaching the end of it’s life span? Typically a shingle roof lasts about 20-25 years. Your home inspector may skip the roof, so be sure to call in a specialist that will help ensure that your roof is safe. With a certification that your roof is up to date it will protect you from buyers who are concerned about costly maintenance issues down the road, such as leaks or a full roof replacement.

2. Gutters

If your home does not have gutters at all, consider adding them to up the value and sell your home faster. The perceived value of gutters is well worth it because gutters protect the foundation form water penetration.

3. Windows

Are any of the windows in your home stuck or creaky? This could be a red flag for buyers! Buyers want a home that is cared for and since a creaky or sticky window is easy to replace, they will start to have concerns with other areas of the home.

4. Appliances

However, if you’re entire home has appliances that are rusty or dated then consider replacing key items that will be included in the sale in order to interest buyers.

5. HVAC

Your HVAC system, if well-mainwtenced, can last up to 25 years. However, if the system is older this can cause concern for new home buyers. Make sure to keep this in mind and have the system maintained and talk to the buyers honestly about the age and regular scheduled maintenance checks.

6. Foundation
