If you missed listing your home this spring, you don’t have to wait until March to sell your home. There are several reasons to consider putting your home up for sale this fall.

1. Stand Out

Most active buyers have seen the homes still on the market from this spring and summer, so your home is more likely to stand out to buyers.

Homes that did not sell in the summer are often considered stale listings by buyers. 

On the other hand, if you are in the market to buy a home, now could actually represent your best opportunity to grab a home that has been on the market for a while. A home that has been on the shelves since summertime may provide you with an opportunity to negotiate a great deal. 

2. Competition

Because spring is typically the busiest selling season, your listing will likely face less competition from other sellers. 

Buyers will also be less likely to compare listings if your home neighborhood isn’t full of active listings. Less competition could help your house sell faster to motivated buyers.

On the flip side, fall is generally when buyers can score a deal on a home that has been sitting on the market for months; fall is typically when you start seeing price cuts on these homes.

Since fall isn’t generally a busy selling season, this season may attract different types of buyers.

Because there is typically an influx of listings in the spring, buyers may overlook properties due to house-shopping exhaustion.

While having ample choices can be wonderful, it can also cause many buyers to become overwhelmed and put home shopping on the back burner.

Often, local families with school-aged children looking to relocate while staying in the same area may wait until school starts, and life has settled down before searching for a new home.
