Over the past year, I have had to dig into my connections and relationships and call in several favors to new build communities. We are in an incredibly competitive market in Northern Virginia, which includes new construction communities. At Glass House, we understand how the new construction communities work; in the last 15 years, I have worked with every major builder in Northern Virginia.

When we get a lead on new home community information, we do not sit back and wait for them to reach out to us with further details. Instead of waiting around, we are proactive. We figure out who we know in the organization. Who have we built connections with? It could be a salesperson, a construction manager, or the company's president.
Gathering Information on Northern Virginia New Construction Communities
Whoever it is at the company that we have had past relationships with, we contact them and ask the following questions:
- What can you tell me about this community?
- Who is going to be working there?
- Who is the construction manager?
- Who is the loan officer on the project?
Any information we gather is going to be helpful in some respect. The more we dig, the more information we receive.
Most homebuyers on new construction waitlists fill out the form and just wait. We refuse to have our clients just sit back and wait. That is not how we handle things at Glass House Real Estate.
Glass House makes sure the builders know who we are, and we build a positive rapport with whoever may be opening a community in the future.
Being proactive as an agent while waiting for a new construction community to open up requires:
- Knowing when the emails get sent out.
- Knowing when they start taking appointments.
- Knowing who the decision-maker is.
- Knowing how far along the permits are.
Having this amount of information will lead to success in one way or another. I am very proud to say I have had several clients in the last year be one of the first buyers in any given community despite the high demand and waitlists with thousands of customers' names on them.
We can make that happen because we dig for information that is not available to the public. For example, we were able to find out that the upper management construction team of a new build company was meeting each Tuesday. And on those Tuesdays, they made decisions and sent emails later in the afternoon. We received a heads-up that they would begin sending emails concerning appointments on this specific Tuesday. So, what did we do? We called ahead and made an appointment before they sent the emails. And it worked!
