The first thing you need to understand before looking into a new build community is that builder sales reps receive excellent formal training. And just because the model home looks amazing and the price sounds right, you still need to ask questions - lots of questions.
Questions I Ask New Build Sales Reps
When I have a client interested in a new construction home, I ask many questions - some annoying and some high-level.
If I am not getting on the sales rep's nerves just a little bit by the end of the appointment, most likely, I am not asking enough questions.
The following are some of the questions I ask:
- How has the base price changed over the previous six months? Over the last year? Since the community opened?
- What are some of the current and past incentives?
- Have standard options changed?
- How many homes have you sold this month? Last month?
- What is the average spending on options?
While at the appointment, I take pictures of each price sheet, every lot map, and every standard options form.
I like to know precisely where the community was and where it is now. This knowledge helps me figure out where it may go in the future.
